Miyamoto's Building Survey team was engaged by the Client to undertake a weathertightness assessment of their building in central Wellington.  The building is a four storey, unreinforced masonry structure that was originally constructed as a warehouse but has since been converted into 14 residential units with four commercial tenancies on the ground floor. The building was built in 1904 and has a historic classification. We were asked to investigate flooding that was occurring in the basement of the commercial tenancies and serious leaks from the roof.

During the investigation we determined that the flooding was occurring due to high ground water levels and inadequate storm water disposal systems from the roof. Miyamoto New Zealand engaged with the Plumbing Contractor to develop a remedial strategy. Remedial work was undertaken to resolve the issues to the satisfaction of the Client.

Further remedial work was recommended to ensure the weathertightness of the building. Miyamoto New Zealand is project managing of the remedial work on behalf of the Body Corporate.
